What we offer

We provide full-service property management services to our investors and third-parties. From office buildings to apartments to single-family homes, our platform is scalable to fit your needs.

In addition to the traditional property management functions of rent collection, tenant relations and legal compliance, we take on an asset management roll and help inform your larger investment decisions around prospective capital events and investment positioning relative to market trends.

When working with us as your property manager, you can expect:

As part of the property onboarding process, we perform a comprehensive lease review, property-level financial analysis and budget to ensure that our services will meet your goals and that you are receiving all the revenue specified in any current leases. We may also suggest ways to improve the property’s financial performance through additional revenues streams or cost savings.

  • Cost-Effective, Timely Maintenance

We provide reliable maintenance services at cost to our clients and provide clients with a 24/7 maintenance phone line in case of emergency. Our preferred contractors perform minor repairs to major remodels and capital improvements.

  • Tech-Enabled Management Platform

Our management clients, tenants and vendors all have access to our integrated online management platform. We received rents, handle maintenance requests, report financials and distribute funds all through the electronic system. You will have full access to your owner portal to review your property’s performance at any time on any device.

  • Timely and Accurate Financing Reporting

We pride ourselves on delivering you accurate and timely financial reports. Our clients receive regular monthly statements on the property’s income, tenancy, leasing and maintenance. As we get to know you, we can tailor your owner reports to present the information that is most important to you or provide additional reporting where needed.05

  • Tenant Screening and Analysis

When leasing a property, we conduct thorough background checks and income verification on all residential tenants. For commercial tenants, we perform business credit checks and offer tenant financial analysis services to our clients. Our main goal in tenant screening is to ensure the durability of your cashflow and reduce your vacancy/retenanting costs.

  • Scalable On-Site Services

We can provide part-time or full-time on-site property managers as required for leasing or ongoing management needs.

  • Pertinent Economic Updates

As the real estate market, debt markets and legal environment changes, we provide clients with timely information to inform investment decisions. From new leasing trends to potential cashflow improves from a refinance event to proposed tax changes that can help you keep more of the money you earn, we ensure our clients are current economic changes.

Executive Bios

  • Bob Thomas

    Co-Founder / CIO

    With a strong finance background and deep commercial real estate experience, Bob brings institutional-quality leadership to the company’s investment management platform. As Chief Investment Officer, he oversees acquisitions, investment management, investor relations and financial reporting for the company.

    Prior to co-founding Peak Asset Management, Bob worked as a CPA with PwC, a Commercial Real Estate Broker with CBRE and led the Pacific Northwest division of Merchants Mortgage, a hard money debt fund. He holds a BS/MS in Accounting, is a licensed Real Estate Broker, a licensed Mortgage Loan Originator and a California CPA (inactive).

  • Kelly Gill

    Co-Founder / COO

    As an MBA with over 10 years of corporate strategy, finance and real estate experience, Kelly brings operational excellence to the organization. As Chief Operating Officer and Director of Property Management, she is responsible for the ongoing operations of all Peak Asset Management employees, investments and properties under management.

    Kelly holds a BS in Business (Summa Cum Laude), an MBA in Finance and is a licensed Property Manager.
