How do I submit maintenance requests?

  • Tenants should submit maintenance requests through the online portal. Include as much

    detail as possible, the best way to reach you, and include pictures if possible. Someone

    will contact you for more information and scheduling. For 24/7 emergencies, call 877-975-4536.

What if I want to break my lease early?

  • Every lease has an early termination clause. Typically, the lease break fee is 1.5x rent.

That amount is due before move-out. You also must provide 30 days notice.

How do I put in my 30 days notice?

  • We will send you a 30 Day Notice form to fill out. Please make sure to include a

    forwarding address. If you are breaking your lease early, there may be a lease termination fee.

-Can I change my roommate?

  • All roommates need to approve & sign an addendum to change roommates. The new

tenant needs to fill out our application ($55) and be approved by management.

Did you receive my rental assistance?

  • Rent Assistance payments can be seen on the tenant ledger. You can either log on to the

portal to view payments/balance, or we can send you the current ledger.

What is your application process?

  • Every adult occupant (or cosigner) has to fill out their own application. It is

$55/occupant to be paid online. We run a credit check, background check, request proof

of income, verify employment, request a copy of the drivers license or ID, and check

rental history. Income must be 2x the rental amount. Inability to verify application

information could be reason for denial.

I cannot log in to AppFolio. Can you reset my login?

  • Yes! We will delete your current login and you will receive an email inviting you to

    create a new password.

Can I get a pet?

  • Yes! We are pet friendly. We do charge pet deposit and rent and require pets to be trained, quiet

and well behaved. You will need to complete a Pet Agreement.

I am moving out. What is the process for getting my security deposit back?

  • We will be in contact with you a few days before your move out date to let you know

how to return keys &; when the move-out inspection will be. You do not need to be

present for the inspection. You will be mailed your security deposit refund within 31

days of move out. It will be mailed to the forwarding address you provided on your 31

day notice form. To receive a full refund, return the unit to its pre-move in condition.

This means the unit should be clean, all personal belongings removed, holes in walls

patched, etc. You will not be charged for any ordinary wear and tear.
